A Typical Inspection Includes:

As a Pennsylvania law compliant inspector I follow ridged Standards of Practice outlined by my professional national association, ASHI.  This means I will inspect all of the following (when accessible):
A typical home inspection requires 2-3 hours.

Because an infrared camera is used to inspect every home, I see beyond the visual.  This is the most scientifically advanced way to inspect a property.

- Roof, including : materials, vents, flashings, and trim; gutters and downspouts; skylight, chimney and other roof penetrations

- Exterior, including: decks, stoops, porches, walkways, and railings; eaves, soffit and fascia; grading and drainage

- Structure, including basement, foundation materials and crawlspace areas, possible water penetration and foundation movement

- Heating system and its components

- Cooling system and its components

- Plumbing, including: main water shut off valves; water heating system; interior plumbing fixtures and faucets; drainage sump pumps with accessible floats

- Electric, including: electrical service line and meter box; main disconnect and service amperage; electrical panels, breakers and fuses; grounding and bonding, GFCIs and AFCIs

- Fireplace, including: fireplace damper door and hearth

- Attic and Insulation, including ventilation, roofing materials

- Doors, Windows and Interiors wall to wall and ceiling to ceiling
 
- Garage doors, including safety sensors and openers
